The Land Division offers a full range of surveying services to assist our clients who are undertaking small subdivisions right through to more seasoned developers. Generally, surveying is the first service inexperienced developers seek. Then, when the surveying is complete the search begins for a planning consultant. Contour & Feature Surveys

The Land Division’s experienced surveyors obtain the necessary detail on site to ensure your plan has all the relevant information required for everyone involved in the project. This plan includes all existing improvements on a property, utility services and levels which provides the basis for designers and architects to prepare unit/house plans.

Survey Strata

The majority of subdivisions The Land Division undertakes are survey strata as it does not require the sewer mains to be extended. The properties are owned separately but form part of a group and often involve some common property. One of the main difference between a survey strata plan and a conventional strata plan is the buildings are never defined on a survey strata plan.

Green Title

A green title is the common name given to the traditional block of land, which is not affected by owners of adjoining properties.

Strata Title

A strata title is the division of an existing building into two or more strata title units. Projects such as duplexes, multi-unit residential buildings and commercial/industrial buildings fall into this category.

Strata title is a form of ownership in which the unit owners have a share in the title. Government and Council policies regulate strata title conversions to ensure they meet health, safety, and servicing requirements.

Strata Title Conversion

Our Strata Title Conversion service converts a strata title to a survey strata title. This can present many benefits to landowners such as potentially increasing area of land held in private ownership (by minimising common property), and not having buildings illustrated on the Survey Strata Plan.
